Vivo on Harbor

Coffman served as the MEP engineering team for the design of a new eight-level mixed-use building comprised of approximately 137 market-rate apartments, 2,000 sf of shell-and-core retail space designated for a restaurant, tenant amenities, and common areas. The building includes four levels of above-grade parking. The project was approved with density bonus incentives, allowing for a larger structure than otherwise permitted by zoning rules. In exchange, 16 of the new apartments are set aside as affordable housing at the very low-income level.

The design intends to provide robust MEP systems to support both residential and commercial spaces, with an emphasis on energy efficiency, safety, and functionality. The project integrates modern solutions for HVAC, plumbing systems, lighting, power distribution, and low-voltage systems, designed to meet the needs of residents, tenants, and visitors while adhering to all relevant codes and sustainability standards. Building plumbing systems include waste, vent, hot and cold water, storm drain, and natural gas systems. In addition to the residential units, Coffman designed shell & core provisions with a waste vent and cold water pipe stubs for future retail tenants.

Coffman also assisted during the construction phase by providing construction administration services and field observations.
