Coffman is providing plumbing and fire protection engineering/life safety code consulting services for a new 17-story, Type I, 156,000 sf apartment building which will provide 302 units of permanent supportive housing over 7,000 sf of shell and core office, amenity, training, staff, retail, and counseling spaces. The project also includes a four-story, 100,000 sf parking structure with approximately 10,000 sf of shell and core retail space on the ground level. The parking structure is separate from the apartment building and will have a 5,000 sf roof top assembly area for the residential building’s occupants. The 1.12-acre site will also incorporate 30,600 sf of open space. The development is the largest of its kind in Los Angeles.

Coffman’s fire protection team is overseeing development of the smoke control design for the 188 ft high-rise building, and working with the Authorities Having Jurisdiction (AHJs) to resolve code issues and address comments. Coffman is also providing complete plumbing engineering services for waste, vent, hot and cold water, storm drain, and natural gas systems for all project phases.

The building will provide high-quality services to the residents, including individualized on-site case management, mental and physical health care, substance use services, employment and job training assistance, education support, and more. The intent is to equip residents with tools to continue to stabilize their lives after experiencing homelessness. Construction is estimated to complete in 2025.
