2503-2511 Adeline

Coffman provided multidiscipline engineering services for 2503-2511 Adeline, a new townhouse development in this up-and-coming Oakland, California neighborhood. The nine-unit, four-story townhome development includes a ground floor commercial space. Civil engineering services included erosion control, demolition, storm drainage facilities, stormwater treatment and reduction measures, permeable paver driveway, street improvements, driveway entrance, sidewalk, ADA-compliant improvements, utilities, and associated details to support the bidding of the project.

The development is organized into three separate wood-framed buildings, including a commercial street-facing unit. The modern and custom nature of the architectural design required the structural design to be innovative as well. Our team utilized exterior bearing walls and shear walls to allow for floor plan flexibility, and steel moment frames and cantilevered beams to facilitate step-backs in the sleek and modern exterior façade.
