The Grand LA

The 100 South Grand Avenue project, also known as The Grand LA, is a 1.6M sf mixed-use building with 164,000 sf of retail, restaurant, and entertainment spaces in Downtown Los Angeles designed by famous architect Frank Gehry. It is located at the block bound by South Grand Avenue, South Olive Street, West 1st Street, and West 2nd Street in Los Angeles. The project is directly across from the Disney Concert Hall and includes five levels of parking, a 24-story hotel tower, and a 45-story residential tower, each rising above a four-level podium sitting atop two subterranean parking levels. The residential tower features 436 luxury units, with 20% being affordable housing, and the hotel tower features 305 guest units. The two towers are connected by a landscaped terrace plaza.

Smoke control systems utilized for this project include smoke purge systems which require 100% of the capacity of the mechanical ventilation system for control of carbon monoxide provided for Fire department use to supplement the passive barrier systems. Coffman is providing special inspection services through conducting inspections, verifying installation, and witnessing tests of the smoke control systems in accordance with local code requirements and the Smoke Control Rational Analysis (Rational Analysis) prepared by others.
