Port of Edmonds Maintenance Facility

Coffman provided mechanical and fire protection engineering as well as commissioning for a new, two-story maintenance facility. The 6,652 sf project was designed for a LEED Silver rating and included a maintenance shop, retail space, and office space. The office portion was served by a Variable Refrigerant (VR) system, tightly coordinated around the structure to keep the building below the maximum allowable height. Dedicated Outside Air Systems (DOAS) served the office and the maintenance shop and were installed on interior equipment platforms for ease of service and to keep equipment off the roof to meet zoning requirements. The two-story tall maintenance shop used large ceiling fans to provide airflow/cooling effect in the summertime and destratification in the wintertime. The exhaust system in the maintenance shop was manually operated but also included automatic overrides in case CO or N2 gases were detected.
