Genesis Marina Campus Smoke Control Special Inspection Services

Coffman provided smoke control special inspection (SCSI) services for the Genesis Marina Campus, a life science and tech campus comprised of three high-rise buildings. Coffman provided additional SCSI services for the tenant improvements (TI) in building three, a seven-story structure served by two enclosed exit stairways designed as smokeproof enclosures. The base building employs an active, floor-by-floor smoke control system using the pressurization method.

As part of the TI project for a confidential life science client, Coffman conducted smoke control inspections focused on the renovation of the 14,000 sf spec laboratory area. These renovations included modifications to the existing mechanical equipment integral to the smoke control system, as well as the addition of new interior wall partitions within the lab space. The existing office area, smoke barrier separating the office and lab zones, and shell building components including stairways, elevator shafts, lobbies, electrical rooms, IDF rooms, and HVAC shafts remained unchanged. Per the smoke control approach documented in the base building and TI reports, any TI work that modifies the smoke control system requires re-testing. Coffman was integral in confirming the smoke control operation during the temporary certificate of occupancy (TCO) process to maintain tenant leases.
