American Savings Bank Campus

The new American Savings Bank (ASB) headquarters campus is the first new office building in downtown Honolulu in nearly 25 years. The contemporary facility consolidates more than 650 ASB employees from multiple Oahu locations under one roof. The open-floor layout entails a modern workspace that fosters collaboration.

Coffman provided mechanical, and plumbing systems design and commissioning services (as Miyashiro and Associates, Inc.) and fire protection engineering design for the 11 story, 378,600 sf modern headquarters with offices, briefing rooms, classrooms, conference rooms, fitness room, server room, and support spaces. The facility features the bank, fitness space and conference rooms on the first floor, then five floors of parking and five floors of office space above the parking.

The mechanical systems included a large central chilled water plant with redundant equipment, air handling units with redundancy, dedicated outside air units, computer room air conditioning units, dehumidifiers, air distribution systems, direct digital control system, ventilation, and stairway pressurization systems. The plumbing systems included a booster pump, hot water system and fueling systems for an emergency generator.

Our fire protection team developed design solutions for the fire sprinkler system, input on the stairway pressurization and meeting code compliance criteria, particularly with the open stairway and sprinkler requirements for the roof mechanical space.

Our team overcame the challenges of the strict site constraints.

The project’s sustainable features included dedicated treated outside air system, energy-efficient mechanical equipment, water-efficient plumbing fixtures, and high-performance glass.
