Coffman provided structural, seismic, and fire protection engineering services for a new five-story residential building in downtown Berkeley, California. This 17,000 sf building includes 22 apartment units and a spacious, open lobby. The gravity system combines both wood and steel elements, with exposed steel columns and beams at the storefront entrance and in the lobby. The building’s lateral system relies on multiple wood shear walls throughout. Working closely with the architect, Coffman developed an efficient code strategy that aligned with project needs and budget goals. To reduce costs associated with elevator standby power, horizontal exits were incorporated on each floor. Coffman’s structural and fire teams worked together to review and support the design of fire-resistance-rated details.
