University Crossing Apartments
Coffman provided structural and fire protection engineering services for two separate wood-framed apartment buildings totaling 59 one-bedroom units and 90 on-site parking spaces. These new, three-story, wood-framed buildings are in a high seismic region and require special considerations and detailing to meet the more stringent seismic requirements designed to resist all relevant gravity and lateral loads. The North Building has 23 units and is 21,280 sf, and the South Building has 36 units and is 28,410 sf. In addition to the primary engineering tasks, Coffman was involved in many value engineering tasks to make the project financially viable for the client. Coffman, in conjunction with the architect, contractor, and client, were able to lower the construction budget by 25 to 30 percent.
