Coffman was the design-build mechanical, electrical, and plumbing engineer working with AO Reed to provide HVAC and plumbing design for the 20,000 sf renovation of existing office space to a combination R&D lab/office space. The renovated area included three R&D labs, six lab support rooms, three conference rooms, multiple private offices, open offices, and break areas. Existing conditions provided unique design challenges, with low floor to floor heights, weak structure, and an already crowded roof of equipment serving other occupants. Coffman was able to overcome these challenges by designing a new central mechanical system which included a custom air handler, condensing units, exhaust fans, humidifier, boilers, and a variable refrigerant flow (VRF) system, that not only fit the existing conditions but also provided additional capacity able to serve a 100% increase in R&D laboratory area for future.
