Coffman is providing civil, structural, and fire protection engineering services for the mixed-use development on a 33,000 sf parcel including five stories of 72 apartment units and retail space over a two-story underground parking garage with 128 parking stalls. The building totals 95,000 gsf with two street frontages, including 5,700 sf of retail space. Civil engineering services include site planning and layout, erosion and sediment control, ADA design, demolition, earthwork, grading, drainage, utility layout and design, stormwater management and treatment measures to meet the city requirements, LID plan, and associated details to support the bidding of the project. The fire protection and life safety scope of services consists of developing standpipe performance specifications, conceptual fire protection drawings, and building code consulting services. The project utilizes a mixed construction type podium approach, with the first story above grade (retail and apartments) and the two underground parking levels built of Type IA construction and the remaining five stories above the podium built of Type IIIA construction as well as divided by a fire wall.
