Building Elevator Assessments

Coffman assessed the HVAC service of 65 elevator machine rooms and associated hoistways across 23 buildings for the Washington State Department of Enterprise Services. Using the results, our team identified code improvements, including hoistway ventilation, pressurization, pit drainage requirements, and prohibited mechanical systems in elevator spaceways.

In addition to the mechanical work, modifications were needed for fire sprinkler protection and coverage of the elevator and machine rooms, hoistways, and pits. Following the evaluation, Coffman prepared complete written summaries that provided detailed rough order of magnitude (ROM) construction costs, steps to conform to specific local and state code requirements and draft assessment report documents for each building for the project owner and architect.
