3rd & A in Downtown San Diego is a mixed-use, 21-story tower that will include 4,020 sf of ground-floor retail and 270 residential units with a mix of studios, one-, and two-bedroom options. Amenities include a rooftop pool, fitness center, dog wash, and outdoor gathering space. Coffman provided fire protection engineering for the design-build development. The tower’s most significant feature is the “stepped back” terraces on the north side which soften the mass of the building by adding a soft and pluralistic profile. The location offers residents breathtaking views of Balboa Park, Bankers’ Hill, the bay, and downtown.
