Downtown LA Proper Hotel

The historic Case Hotel branded as the Proper Hotel Los Angeles was built in the 1920s and features 148 guest suites. The renovation of the 15-story Type I-A building project included the guest suites, two basement levels, and a mechanical penthouse. The project also included a stairwell pressurization system for both stairs from the basement level through the penthouse.

Coffman provided fire protection engineering services on the basement levels that will be served by a mechanical smoke exhaust removal system to maintain a minimum requirement of six air changes per hour. The upper levels have openable or breakable windows which allow the levels to be exempt from any type of smoke control systems through the Historic Broadway Commercial Reuse Ordinance.

The Downtown LA Proper Hotel won the 2022 Preservation Design Award for Rehabilitation in recognition of the project’s adaptive reuse conversion of the 1926 Commercial Club to a 148-room hotel. Learn more >>
